How much does roof repair cost?
What drives the price
- Type of repair. A boot or a few shingles is quick; rebuilding chimney flashing or a valley takes more labor and material.
- Pitch and height. Steep, two-story roofs need fall protection and take longer.
- Access. Tight lots, landscaping and fragile surfaces add time.
- Hidden damage. Rotted decking found once shingles are lifted adds cost.
- Materials. Discontinued shingles, specialty flashing or a skylight unit add cost.
- Minimums. Most contractors have a minimum service charge, so even a tiny repair has a floor price.
Repair or replace?
Repairs make sense on a younger roof with a localized problem. On an older roof with widespread wear, repair dollars often go into a roof that needs replacing soon anyway. Typical North Georgia full replacements run roughly $8,000 to $16,000, so if repair costs are climbing and the roof is past about 15 to 20 years, get a replacement quote too. See roof replacement cost in Georgia.
When insurance may pay
Damage from a sudden event such as hail, wind or a falling tree may be covered under your homeowners policy, minus your deductible. Wear, age and long term leaks generally are not. If a storm caused it, document the damage and have it inspected before repairing. Georgia contractors may not waive or rebate your deductible.
