Georgia Roof Guide

What does useful life mean for a new roof?

Short answer. Useful life depends on who is asking. Physically, a new architectural shingle roof in Georgia serves about 20 to 30 years; for a residential rental, the IRS has a roof depreciated with the building over 27.5 years; and appraisers and home inspectors estimate a roof's remaining useful life to judge its condition.

Service life

This is how long the roof actually keeps water out: roughly 15 to 20 years for 3-tab, 20 to 30 for architectural shingles and 40 or more for standing seam metal in Georgia, shortened by hail, heat and poor ventilation. It is the number that matters for planning and saving.

Tax useful life

On rental property, a roof is a structural component of the building, so it is depreciated with the building over the 27.5-year residential recovery period, regardless of how long the shingles really last. When a rental roof is replaced early, landlords can sometimes write off the remaining basis of the old roof through what the IRS calls a partial disposition. A personal residence is not depreciated at all.

Remaining useful life on reports

Home inspectors and appraisers often estimate how many years a roof has left. Lenders on FHA and VA loans pay attention, and a short remaining life can lead to required repairs before closing. These estimates are judgment calls based on age, material and visible wear, so a roofer's documented inspection can carry weight when a buyer's report says the roof is near the end.

Insurance life

Insurers depreciate roofs using an expected life for the material, which is why a claim on an older roof can start below replacement cost. That is covered in ACV vs RCV roof claims.
