What does roof cost per SF really mean?
Three different square footages
- Living area is what a real estate listing shows: heated space on all floors.
- Footprint is the ground the house covers, garage included if attached.
- Roof surface is the footprint plus overhangs, stretched by the slope. This is the only number that matters for roofing.
A 2,000 SF two story home might have a roof of about 1,300 SF. A 2,000 SF ranch with a garage might have 2,800 SF or more of roof.
Why roofers talk in squares
One roofing square is 100 SF of roof surface. Shingles are packaged to cover a square, usually in three bundles for architectural lines, and insurance estimates measure roofs in squares. So a quote that says 28 squares means 2,800 SF of roof surface.
The trap in per SF comparisons
A per SF price found online might be based on floor area, roof area, or something else entirely, and might include tear-off and flashing or not. Applying it to the wrong number can throw a budget off by thousands. Compare whole, itemized bids that state the same measured roof area instead.
How to find your roof SF
The best way is a measurement from a roofer or an aerial report. To approximate it yourself, see the method in how roofers measure a roof, and for what each part of the roof is called, roof anatomy explained.
