What does a roof warranty look like in an example roofing contract?
Short answer. The contract should name the exact shingle brand and line, state the workmanship warranty term or attach the warranty document, and say who registers the manufacturer warranty. It should also tie payment milestones to completed work and, in Georgia, honor your right to cancel an insurance dependent contract if the claim is denied.
Contract terms that protect your warranty
- Exact products. "Architectural shingles" is not enough. Manufacturer coverage depends on the specific line and, for enhanced warranties, the matching accessories.
- Warranty attached or referenced. The workmanship term should be written into the contract or attached as an exhibit, not promised verbally.
- Registration responsibility. If an enhanced manufacturer warranty is offered, the contract should say the contractor will register it and when you will get the certificate.
- Payment conditions. Many contractors make the warranty effective upon payment in full. That is reasonable if final payment is due at completion, not before.
- Change orders. Decking and other surprises should be priced per unit in the contract and approved in writing.
Georgia specific terms
- Insurance contingent contracts. Georgia law lets a homeowner cancel a residential roofing contract that depends on an insurance claim if the claim is denied. Read your contract for the cancellation window and method.
- No assignment of benefits after a declared disaster. Since July 1, 2025, Georgia law makes it an unfair practice for a contractor to take an assignment of your insurance proceeds within one year of a declared natural disaster.
- No deductible deals. A contract that promises to absorb or rebate your deductible is illegal in Georgia.
