What is a pipe boot, and how much do pipe boots cost?
Short answer. A pipe boot is the flashing that seals a plumbing vent pipe where it passes through the roof, made of a flat base that weaves into the shingles and a rubber, silicone or lead collar that grips the pipe. The part itself is inexpensive, while a professional replacement costs more because most of the price is labor, safety setup and access.
Why your roof has pipes
Plumbing drains need air to flow, so vent pipes run from the drain lines up through the roof. They let sewer gases escape above the house and let sinks and toilets drain without gurgling. Most homes have several, and each needs a boot.
Types of boots
- Standard rubber collar: a galvanized or plastic base with a neoprene collar. The least expensive, and the collar often cracks well before the shingles wear out.
- Premium silicone or EPDM: holds up to UV much longer.
- Lead: folded down into the pipe, with no rubber to crack.
- Adjustable: stepped rings that fit several pipe sizes.
- Split retrofit: wraps around a pipe without removing it.
- Metal roof boots: flexible, formable bases made for ribbed panels.
What a replacement really costs
Even premium boots are a small part of the bill. You are paying for the trip, the ladder and safety setup on steep or tall roofs, and the labor of releasing and resealing the shingles around the boot. Doing every boot on the roof in one visit lowers the cost per boot.
How to check yours
From the ground with binoculars, look for cracks or gaps at the collar, rust, a lifted base, or missing shingles around it. In the attic, look for stains on the decking around each pipe. See pipe boot leaks and roof anatomy explained.
