What does a roof cost for a 3,000 sq ft house?
Why big roof quotes spread out
On a small roof, two honest bids rarely differ by much. On a 3,000 sq ft home they can differ by thousands, and usually for traceable reasons:
- Measurement differences. A few squares of disagreement on a large roof is real money. Ask for the measurement report or diagram.
- Waste assumptions. Complex hip roofs need more cut waste than a simple formula assumes.
- Scope differences. One bid replaces all flashing and adds ridge vent; another reuses flashing.
- Decking assumptions. One includes an allowance; another prices it only if found.
- Shingle line. Standard architectural versus designer or Class 4.
How to compare them
Build a simple table with each bid's squares, waste, shingle line, underlayment, ice and water locations, flashing plan, ventilation plan, decking price per sheet, and warranty. Once the scopes match, the totals usually converge.
Scheduling a large roof
Bigger roofs may take a second day, especially with steep sections. Ask how the roof is dried in overnight and when the dumpster leaves. Plan for parking, because material deliveries and the dumpster take driveway space.
Financing and insurance
Large roofs are where financing and insurance details matter most. If a storm is involved, read our guide on Georgia hail season. For cost bands, see roof replacement cost in Georgia.
