How do you compare roof inspections and estimates from different roofers?
Short answer. Compare roof inspections on evidence first: who got on the roof, how many photos you received, and whether the findings match each other. Then compare estimates line by line for the same scope, materials, decking allowance, ventilation and warranty, not just the bottom number.
Step 1: compare the inspections themselves
- Did they go on the roof? A ground or ladder look cannot judge hail bruising or loose seal strips.
- Photos per slope. You should see every slope, plus close ups of each problem.
- Do the findings agree? If one roofer says hail and another says wear, ask each to show the specific marks and explain why.
Step 2: compare scope, not totals
Two estimates can differ by thousands simply because one includes items the other left out. Put them side by side and check:
- Tear off of all layers and the number of squares (see how roofers measure a roof).
- Underlayment type, ice and water barrier in valleys, drip edge, starter and ridge.
- New pipe boots and flashing, or reuse of old metal.
- Ventilation changes and the price per sheet of replacement decking.
- Permit, cleanup and disposal.
Step 3: compare the people
Look at the workmanship warranty length, manufacturer certification, proof of insurance, how long the company has worked locally, and reviews that mention how problems were handled. Roofing warranties explained covers the difference between labor and material coverage.
A much lower bid usually means missing items, thinner materials, or a crew that will not be around to honor the warranty.
