How much does a roof cost to replace, line by line?
Short answer. A roof replacement price is the sum of tear-off and disposal, decking repairs, underlayment and ice barrier, the shingles and their accessories, flashing and ventilation, labor and permits. In North Georgia the total for a typical home lands around $8,000 to $16,000, and knowing the line items lets you see why your quote is above or below that.
The line items
- Tear-off and disposal. Removing old shingles down to the deck and hauling them away. More layers mean more labor and dumpster weight.
- Decking repair. Replacing rotted, delaminated or soft sheathing, usually at a per-sheet price you should see in writing before work starts.
- Drip edge. Metal at eaves and rakes, required by the residential code for shingle roofs.
- Underlayment. Synthetic or felt over the whole deck.
- Ice and water barrier. Self-adhered membrane in valleys, around chimneys and walls, and at eaves where required.
- Starter strip. The first course at eaves and rakes that seals the edge.
- Shingles. The named product line and color.
- Hip and ridge cap. Specialty pieces for ridges and hips.
- Flashing. Step and counterflashing at walls and chimneys, valley metal where used.
- Pipe boots and vents. New boots for plumbing stacks and replaced exhaust vents.
- Ventilation. Ridge vent, intake vents or attic fans as needed.
- Labor surcharges. Steep pitch and two-story height.
- Permit and cleanup. Fees vary by Georgia jurisdiction; magnetic sweep for nails.
The items that vary most
Decking, layers, pitch and flashing complexity. Two quotes with the same shingle can differ by thousands because one plans for chimney counterflashing and new ridge vent and the other reuses old metal.
