What does a new roof change, before and after, and how much does it cost?
Short answer. A new roof replaces worn, uneven shingles with straight, uniform courses, plus new flashing, vents and drip edge, and often brings a drier attic and better standing with insurers and buyers. In North Georgia a typical full asphalt shingle replacement runs roughly $8,000 to $16,000, with small roofs nearer $7,000 to $11,000 and large or steep ones from $15,000 to $25,000 or more.
What you will see
- Before: patchy color, dark bare spots, lifted or missing tabs, sagging gutter lines, rusted vents and cracked pipe boots.
- After: straight shingle lines, one consistent color, crisp new ridge caps, clean metal at the edges, and new boots and vents.
What you will not see, but should ask about
The most important improvements are hidden: replaced decking, leak barrier in the valleys and around the chimney, new underlayment, and corrected attic ventilation. Ask your contractor for photos of those layers before they are covered. They prove what you paid for and help with any future warranty or insurance question.
Photos worth keeping
- Every slope and the attic before work starts.
- The bare deck after tear-off, including any replaced sheets.
- Leak barrier and underlayment in place.
- Finished slopes, ridge, flashing and gutters.
What drives the price
Roof size, pitch, the number of layers to remove, decking repairs, the number of valleys, chimneys and skylights, and the shingle line all move the total. Complex or steep roofs can reach $20,000 and up. The full breakdown is in roof replacement cost in Georgia, and the day itself is described in what to expect on roof replacement day.
