Georgia Roof Guide

What goes into new roof replacement cost?

Short answer. A roof replacement price is the sum of tear-off and disposal, decking repairs, underlayment and ice barrier, shingles and accessories, flashing, ventilation, labor, permit and cleanup, plus the contractor's overhead and warranty. In North Georgia those pieces typically add up to roughly $8,000 to $16,000 for an average home, and if a covered storm caused the damage, insurance may pay most of it after your deductible.

The parts that are fairly fixed

Underlayment, starter, ridge cap, drip edge and nails scale with the roof's size and are similar across honest bids. Permits and dumpster costs vary a little by city and county.

How insurance changes the picture

When a covered peril such as hail or wind caused the damage, the claim is usually paid on replacement cost or actual cash value terms, depending on your policy. On replacement cost policies, part of the payment may be held back as depreciation until the work is done. Your out-of-pocket is typically the deductible plus any upgrades you choose. See ACV vs RCV roof claims.

Repair instead?

If damage is limited and the roof is young, a repair may be enough. Widespread hail bruising, curling, granule loss or repeated leaks point to replacement. See roof replacement cost in Georgia and what to expect on roof replacement day.
