Georgia Roof Guide

Is a roof warranty transferable to a new owner?

Short answer. Most shingle manufacturer warranties can be transferred once, usually with written notice within a set time after the sale, and the second owner's coverage is often reduced. Contractor workmanship warranties vary: some transfer automatically, some need paperwork, and some end at the sale, so read both documents before listing or buying.

Manufacturer warranties

Typical terms allow a single transfer to the next owner. The new owner, or sometimes the seller, must notify the manufacturer in writing, often within a short window after closing, and some manufacturers charge a fee. Coverage for the second owner can be shorter or prorated sooner than for the original owner. For example, GAF's lifetime coverage extends to a second owner only if the warranty was properly transferred within the first 20 years. Check the transfer section of the warranty that applies to your roof.

Workmanship warranties

These are the contractor's own promise, so the terms are whatever the document says. Look for the word "transferable" and any notice requirement. If the document is silent, call the company and get the answer in writing.

For buyers

A transferable warranty helps a sale, but an inspection matters more. See roofing warranties explained and what to expect from a roof inspection.
